When to Schedule a Roof Inspection
Most homeowners don’t think about their roof until something goes wrong. A few specific situations make an inspection worth scheduling proactively:
After a hailstorm or wind event. Central Texas sits in Hail Alley. Damage that compromises a roof isn’t always visible from the ground. Granule loss, hairline cracks in shingles, and lifted flashing can cause leaks months later. Document the damage immediately for any potential insurance claim. Before buying or selling a home. Roofs are one of the largest cost items in real estate transactions. A pre-listing inspection catches issues you can fix or disclose. A pre-purchase inspection saves you from inheriting a problem. We provide written reports formatted for use with realtors and insurance carriers.
Annually as routine maintenance. Roofs that are inspected once a year tend to last longer than those that aren’t. Catching loose flashing, cracked sealant, or clogged valleys early prevents small problems from becoming structural ones.
When you see warning signs. Missing shingles, visible sagging, water stains in your ceiling, or unexplained spikes in your energy bills all warrant an inspection. So does any noticeable roof age. Most asphalt shingles in Austin’s climate need replacement around 18 to 22 years.

What’s in a WDR Roof Inspection
A real inspection isn’t a five-minute walk-around. We check the entire roof system, top to bottom:
Structural components. Rafters, trusses, and decking integrity. Sagging or uneven roof lines signal load issues. Chimney and skylight integration. We climb the roof. We don’t just look from a ladder.
Exterior surface. Shingle condition, flashing at all valleys and penetrations, ridge caps, sealants, gutter integration, and any visible signs of damage. Metal panels for fastener integrity and seam condition, where applicable.
Interior damage signs. Attic insulation, ventilation airflow, water stains on ceiling drywall, rotted wood, and signs of pest intrusion. Most inspectors skip the attic. Most damage starts there.
Storm and hail documentation. Hail dents, wind uplift, punctures, and granule loss patterns. We photograph everything and document with detailed notes formatted for insurance claims if you need to file.
Written report with photos. You receive a complete report within 24 to 48 hours. Photos of every issue, our recommendations, expected lifespan, and prioritized next steps. The report is yours, whether you hire us for any work or not.
