When It’s Time to Replace Your Roof
A few signs that replacement is the right move, not just another patch:
- Age over 20 to 25 years for asphalt, 40+ years for metal
- Frequent leaks or visible water stains on ceilings or in the attic
- Missing, cracked, or curling shingles across multiple roof slopes
- Sagging rooflines or soft spots indicating structural compromise
- Visible daylight through attic boards
- Severe storm or hail damage with widespread shingle failure
- Granule loss is showing as coarse sand in your gutters
- Multiple previous repairs that keep coming back to the same areas
If you’re not sure whether you need a replacement or minor repairs, we’ll provide both options in writing during the professional roof inspection.
For borderline roofs, reroofing options (installing new shingles over existing ones) may save you money compared to a full tear-off, depending on the existing roof’s condition.
Our Roof Replacement Process
Every replacement we do follows the same six-step process. No shortcuts.
1. Free inspection and estimate. We assess your roof’s condition, document any existing damage, check the decking’s integrity, and discuss your goals. You receive a written quote with an itemized scope, material options, and warranty information. Request a free replacement estimate any time.
2. Material selection. We walk you through the tradeoffs honestly. Class 4 impact-resistant shingles for hail protection, standing-seam metal for a 40 to 60-year lifespan, and tile for premium architecture. We don’t push the most expensive option; we recommend what fits your home and budget.
3. Tear-off. We safely remove your old roofing system down to the decking, with proper debris management to protect landscaping and gutters. Hidden damage gets identified before the new system goes on.
4. Decking inspection and repair. Rotten decking gets replaced. Soft spots get reinforced. We don’t install new materials over compromised substrate, ever.
5. Installation to manufacturer specs. Synthetic underlayment, ice and water shield in valleys and around penetrations, proper ventilation, and primary roofing material. Master Elite training means our work qualifies for extended manufacturer warranties that most contractors can’t offer.
6. Cleanup and final walkthrough. Magnetic sweep for nails, full debris removal, photo documentation of completed work, and a walkthrough with you. You sign off when you’re satisfied.
Roofing Materials We Install
Your new roof should match your home’s architecture, your climate exposure, and your long-term plans for the property. We install:
- Architectural shingles. Most popular choice in Austin. Class 4 impact-resistant options are available and often qualify for insurance discounts and 25- to 30-year manufacturer warranties.
- Standing seam and exposed-fastener metal roofing. Reflective for energy efficiency, hail-resistant, and 40 to 60-year lifespans. Increasingly popular across the Hill Country.
- Tile roofing. Clay or concrete. Beautiful for Spanish Colonial and Mediterranean architecture. Longest lifespan of any common material; requires structural assessment first.
- Designer and slate-look products. Premium architectural shingles that replicate slate or wood shake. High-end aesthetic without the structural and maintenance demands of natural slate.
- Flat and low-slope systems. TPO, EPDM, modified bitumen, and PVC. Used on home additions with flat sections and most commercial properties.
For business owners and property managers, we also handle commercial roof replacements at scale.
Insurance Claims for Roof Replacement
If your roof was damaged by hail or wind, your homeowners’ insurance may cover all or part of the cost of replacement. We handle hundreds of claims a year and know what carriers need.
Our claim support includes damage documentation that meets adjuster requirements, on-site adjuster meetings to walk through findings together, line-item estimates matching insurance pricing standards, supplement requests when the scope is incomplete, and filing guidance for first-time claimants.
Most policies require that storm damage claims be filed within 1 to 2 years of the event. If your roof was hit recently, don’t delay the inspection. We also handle post-hailstorm restoration, including the documentation insurers need to approve full replacement rather than spot repair.
